So took out a home loan and want to get new double pain windows installed question is has anyone had this done before have any pointers on what to look for thanks

We replaced all Windows in the house a few years ago. Amazing how they insulate so much better than the original double-panes. Prices and quality vary widely. Shop around and visit showrooms to see different manufacturers. Most are installed inside the existing window with a wider frame to cover the old window and some of the stucco. A more expensive install will be custom Windows to exactly fit after the old window is removed.

They make a huge difference, not only insulation wise with savings on heating and cooling but also outside noise reduction. Get at least 3 estimates from different companies. When you talk to these guys you’ll learn a lot and can then make an informed decision on what you want/need. Double pane windows are worth every penny of their cost. Some windows like Milgard have a lifetime warranty, parts and service. Try to find windows with the life time warranty. My home is 7 years old and I had to have a window replaced. It was no problem and no cost.

The hard part is finding a good installer/contractor.
Your going to have some minor framing, trim, drywall & what ever your exterior is made up of, that will need to be repaired.

Make sure they use moist stop and caulk to seal it up tight. Most water damage comes from poorly installed doors or windows.
